# Smartlink

**Smartlink**: What is it?

Smartlink is a tool that allows you to show properties of your portfolio with characteristics that meet client's needs, in a mini-site format.

Smartlink is automatically translated and sent in the customer's language.

Check properties the customer accessed and number of clicks.

Configuration

Share Smartlinks from Leads or Contacts.

- **Leads**

Access the lead detail in the **Client** area and click on **View profiles**:

In the client profile, once a lead is associated with it, the data is populated based on the characteristics of the property linked to that client’s lead:

However, you can add different types of properties, depending on what the client is looking for.  
By clicking “Add Profile,” you can create another profile with different characteristics:

The search area is divided into a left-hand sidebar and a central panel.

In the left-hand sidebar, you should define the desired characteristics for the property, including **property type**, **condition**, **location**, **budget**, **number of rooms**, **areas and other features**.

For each criterion, you can add one or more options, allowing you to tailor the search more specifically to the client’s needs.

You can define the location by selecting the desired criteria in the **Location** field or, alternatively, by drawing an area directly on the **map**.

**Location:**

**Map:** Click “**Draw Area**” in the left sidebar, or “**Draw on Map**” in the central map panel:

Draw the desired area on the map and save your search so you can reuse it whenever necessary:

**Suggested properties:**

You can filter your search by selecting either “**Portfolio**”, which displays properties from the internal portfolio, or “**Market – CASAFARI**”\*, which allows you to search for properties available on the market.

Actions: On the “**Actions**” button, you can “add the property to an existing lead” if the customer is associated with a lead. You can also “print” the search results.

Filters: Select the filters you want to apply to your search.

*Active*: active properties

*Inactive*: inactive properties

*Pending*: pending properties

*Sold*: sold properties

*Shared*: properties shared among agencies

*External*: properties from external agencies

Select the properties that match the characteristics the client is looking for:

Before proceeding to generate the Smartlink, you can see how many properties you have selected and can review or clear your selection:

Next, click “**Generate Smartlink**”:

Copy the URL and/or send it by email\*\* or WhatsApp:

Set the Smartlink view mode:

**Website**: When a client opens the property within the Smartlink, they will be redirected to the property page on the website.

**Smartview**: When a client opens the property within the Smartlink, they will have access to the Smartview, which includes only the property details and the agent associated with the lead.

*All marked properties on the market will be displayed in a Smartview along with the property information available from the selected source. It will also indicate which real estate agency or website provided the property listing.*

**Notes:**  
The parameters defined here will be reflected in the results when filtering the profile; however, there is a particularity in the **Price** field.

If a price margin percentage is not entered, the CRM applies 30% by default.

What the CRM does when filtering the profile (speaking only of the price fields within the profile) is the following:  
If, for example, the following price range is defined in the profile:  
Minimum Price – 160,000  
Maximum Price – 220,000

If no value is defined as the property price margin, the results in the property list, in terms of price, will be as follows:  
160,000 - 30% = 112,000  
220,000 + 30% = 286,000

Therefore, based on this (properties 30% below the client's budget and properties 30% above the client's budget), the property list will show all properties that are within the range. between 112,000 and 286,000.

However, if, beyond this price range, you set a 15% limit:  
160,000 - 15% = 136,000  
220,000 + 15% = 253,000

In the property list, you will see all properties between 136,000 and 253,000.

 

 

 

- **Contacts**

Access the list of buyers, select the contact you want, and view their profile.

The procedure is exactly the same as the one described above. The difference is that, in this case, you can access it directly from the buyer’s contact information, without the buyer necessarily having to be associated with a lead.

**Statistics**

1\. Enter the **Contact's** profile.

2\. Access the **Smartlinks** panel and click on the symbol highligted.

3\. See the properties that the client consulted and number of clicks:

4\. Can remove Smartlinks from contact:
